Not my favorite job, but fixing the floor system is the first step in making a house right again. Over the moon with how my filing and storage boxes turned out 😍 They may seem simple, but with customizing my own for our @ikeauk hemnes book case, I now have homes for all my camera bits... cables... boring household paperwork 😬 Also, it was really important I made some suspension files for foolscap dividers as it's what I feel comfortable with the most. I'd looked so many places for cheap rails for it, but it made more sense creating a rebate cut from a large offcut, then trim down what I need. Meet another project I started on today... filing boxes with hanging foolscap dividers to sit discreetly in my @ikeauk hemnes bookcase 😍 When I left work to start my own business in 2011 (and get Hans at the same time), I used a file type Really Useful Box up until today 😂 It was ok for a while, but really inconvenient to store somewhere. One of the things that never fleshed itself out in my mind on the SavingEtta project was the railing at the top of the stairs. I couldn't find any railings (that were readily available) that I liked. Ultimately at the 11th hour, I asked my trim carpenter to build a bookcase at the top of the stairs. It seemed like a good idea, especially if this little open room was used for an office or for a kids room. ⁠ ⁠ In the end, I was thrilled with the results and think many of the potential buyers saw it as a nice customization. Ironically, it cost me less than a traditional railing.⁠ ⁠ Do you like it? Almost another build complete for the house... my new pine coffee table! This was a particularly enjoyable project as: 1. I saved money 2. I got to know my new pocket hole jig 3. I freed some space in my dangerously cluttered garage using offcuts... (another reason I can't use it as a workshop yet) 5. It matches the rest of our living room And 6 because I love it and completed another challenge 😍 I really wish I'd bought my pocket hole jig sooner, but they are ather expensive... Lack of empathy or compassion. ⁠ ⁠ When did we get to a place where we stop thinking about others? When did we stop caring about our neighbor? Although the original SavingEtta house had two fireplaces, I only needed one in the new design. I couldn't bring myself to get rid of one of the mantels, so I incorporated it into the master bedroom. Although not functional, it seemed wrong not to keep both mantels in the home.⁠ ⁠ One of the potential buyers wrinkled her nose at it and said, "I don't like it. I mean, I really don't get it. Can't you add a chimney here and make it work?" I tried to explain it was original to the home and was meant as an architectural feature. I told her adding a chimney would mean giving up a lot of her walk in closet. She still seemed displeased. ⁠ ⁠ Tell me your thoughts? Is this a great way to keep original features? This is one of my favorite pictures at the SavingEtta house. The old siding and original windows in the background with a beautiful spirea bush blooming in the front. ⁠ ⁠ Most people would only see a dilapidated mess, but I saw what this old 1900 house could be. Many subcontractors told me I should tear the house down and start new. But, I knew she could be rejuvenated and would look beautiful again. Despite being unable to save the siding and windows (the section you see was the only salvageable section of siding) I was able to save the original character and charm of the house (along with some of the interior features like mantels and wood doors.) ⁠ ⁠ It was the same story with the bush. All my subcontractors wanted to rip it out because they got tired of working around it. For 11 months of the year it looked like an overgrown weed, but I knew all it needed was some patience to see the beauty that would be revealed at a later date. ⁠ ⁠ Can you relate? This photo reminded me of the day I had to dig about 30 inches down to find the water line. Recently I was looking back on the photo and realized you can look at the expression "Dig Yourself Into a Hole" from a different perspective. ⁠ ⁠ If you continue to do the same thing day after day and never challenge yourself, you are figuratively digging yourself into a hole. Fences should be made to keep pets or children in and not to keep our neighbors from getting to know us. At the SavingEtta house, I purposely built a window pane lattice fence to offer some privacy but also to make sure the new owners could see and converse with their neighbor. ⁠ ⁠ So often I saw new home buyers moving into the neighborhood purchasing the new construction or newly renovated homes only to completely ignore one of the original residents who lives next door or across the street. Light and airy. I love how this space turned out at the SavingEtta house. The little diamond shaped window above the fireplace was one design decision my architect came up with. I could have had it custom made, but after studying old windows for so long, I figured it would be fun to make my own window. After all, this one would never be opened. I recently had coffee with the woman who bought the Saving Etta house. I was a little nervous at first to meet her, thinking to myself, "What if she's unhappy with something in the house or something broke." Then I put my thoughts in check remembering one thing: Every house I work on, I always judge everything by the criteria of what I would want in the house. ⁠ ⁠ I never half ass a project. I will always do my best to deliver the best quality home using the best products I can afford. Unlike many flippers and investors, I am not all about the profit margin. My first goal is to create a home the new owners would be proud to call their own. I want people to be happy, safe, and healthy in their home. ⁠ ⁠ ⁠ Luckily Etta's new owner is still happy with the house and nothing is broken. She and her spouse are still very much in love with the home. Demoing this mess today... CBU used as the shower pan, no waterproofing (so I'm going to guess there is none on the walls either), and caulking used to install some of stones. This shower is less than a year old, and the CBU is soaking wet. Trees are so important in communities. They support wildlife, they shelter our homes from storms, strong winds, and shade us from the scorching sun. They provide beautification and landscaping around houses.⁠ ⁠ It makes me so sad to see tens to hundreds of acres bulldozed before construction of a new neighborhood. I have to at least Raleigh (The City of Oaks) with the new requirements for builders to provide plans for replacing any trees removed. I like to equate light fixtures to the jewelry that completes an outfit.
